Commercial building renovations require a different approach than home remodels. Bank renovations, in particular, require designers, builders, and clients to closely work together in order to create a space that is both aesthetically pleasing and practical for business. This is particularly true if you are hoping to make some major changes to the overall structure of the building.

While some clients feel comfortable hiring contractors to do jobs such as replacing windows, painting, or doors, anything that affects the structure, wiring, or plumbing of the building must adhere to very strict codes set forth by the city. This is when an architect is necessary. Oftentimes, especially in design/build companies, your architect will already be aware of these codes and can create a space that is both compliant and tasteful. When thinking about renovations, here are a few things to be mindful of:

  1. A common question that arises about renovations is, “Why can’t I work on the renovations myself or with a contractor?” Simply put, if your structure must have any work that changes the physical structure of the building, many municipalities require an architect’s sign off on the plans. Any architect that cherishes their field won’t be willing to sign off on something that isn’t going to be safe. Their company’s name is now attached to that project, whether they ever laid a hand on it or not. They’re going to carefully consider plans before giving them their seal of approval.
  2. Architects, especially those with a design/build team, can save you money in the long run. Contractors through the company will often offer their materials or labor at reduced cost in partnership with that firm. If it’s not a design/build firm, you’re still getting the years of experience that come with the architects, which means that you’re making more informed (and often more economical) decisions about the purchase of materials.
  3. If you’re seeking a loan for renovations, some banks require architect backing. This means that before it’s sent to underwriting, you may have to collaborate with an architecture firm anyways prior to approval. Save yourself time and money by starting with an architect. You may be surprised by the insight and value they can bring to your bank renovations!
